RECBC issues suspension order for a realtor



On the heels of complaints about the lack punishment for realtors by the Real Estate Council of British Columbia (RECBC), the council has just issued a suspension order for John Salanga of Sutton Group-West Coast Realty and Royal Pacfic Realty.
SUSPENSION ORDER: Johnson Castaneto Salanga, Sutton Group-West Coast Realty and Royal Pacfic Realty (Kingsway) Ltd., Vancouver

Upon reading the Affidavit of Sonya Jakovickas, Compliance Officer of the Real Estate Council of British Columbia, sworn June 11, 2013,

I AM OF THE OPINION that:

There has been conduct on the part of Johnson Castaneto Salanga in respect of which a Disciplinary Committee could make an Order under section 43 of the Real Estate Services Act. 
The length of time required to complete an investigation or hold a disciplinary hearing, or both, would be detrimental to the public interest. 

I CONSIDER IT in the public interest to, and hereby make an Order under section 45(2) of the Real Estate Services Act suspending the licence of Johnson Castaneto Salanga effective immediately and Order that he not provide any real estate services to or on behalf of any member of the public.

I CONSIDER IT in the public interest to, and hereby make an Order under section 46(3) of the Real Estate Services Act requiring the Royal Bank of Canada, located at Fraser St. and 49th Avenue, Vancouver, British Columbia, branch 003, to hold any and all accounts, trust account, client funds, securities, term deposits, registered savings accounts, and/or general accounts on deposit for, or in the name of any of: “Johnson Castaneto Salanga”, “Johnson Salanga”, “John Salanga”, and “Sutton Group – Johnson Salanga”, held solely or jointly, until further order of the Real Estate Council, including but not limited to:

1. Account Number XXXXXXX

2. Account Number XXXXXXX

I CONSIDER IT in the public interest to, and hereby make an Order under section 46(3) of the Real Estate Services Act requiring the Vancouver City Savings Credit Union (“Vancity”), Branch 809, located at Fraser St. and 47th Avenue, Vancouver, British Columbia, to hold any and all accounts, trust account, client funds, securities, term deposits, registered savings accounts, and/or general accounts on deposit for Johnson Castaneto Salanga, or in the name of any of: “Johnson Castaneto Salanga”, “Johnson Salanga”, “John Salanga”, and “Sutton Group – Johnson Salanga”, held solely or jointly, until further order of the Real Estate Council.

So it appears that you can do something that will trigger an immediate suspension from the RECBC as 'the length of time required to complete an investigation or hold a disciplinary hearing, or both, would be detrimental to the public interest. '

Perhaps there is hope we will see the RECBC take assertive action for the exposed liars in the MAC Marketing fiasco.  It's still difficult to fathom how an organization can go on TV, blatantly lie to the public, and the members who lied can still be allowed to work in a field where the public trust is paramount.

  1. It is impossible to determine what Mr. Salanga did to deserve this outcome based on the available material. Did he compound the error by failing to belong to one of the protected ethnic groups?

I have lived in many parts of the world, and there seems to be an undercurrent of bias despite the slogans of multiculturalism by the politicians in Canada.There are are laws against racism which preclude people from doing and saying things openly but many ethnic and minority communities feel that the undertones of racism are quite strong in Canada.
      Things used to be be bad in US and Europe but it is much improved now as opposed to Canada

Do you have any statistics?I have never heard of anyone here in Vancouver complaining that they didn't get a job they applied for because they were a minority.I lived in Europe for 5 years and this would happen all the time.As well as beatings by police doing random sweeps on the streets for illegal immigrants.

    5. Statistics about racism ...LOL. What are you smoking? Where else in the world (including US) would you see doctors, engineers and PhDs driving cabs?

      Also, Vancouver is a grossly over-rated city and there are very few jobs opportunities for anyone, let alone immigrants.

    6. Statistics such as future doctors lawyers and engineers graduating from UBC, SFU and BCIT .How many are minorities?Also look at people getting jobs with large employers in the lower mainland such as hospitals,translink, school boards,telus, major banks, etc.Is there any racism there?
      Having had relatives go through UBC medical school I know that the standards are much higher in North America than other parts of the world.There is additional schooling that can be done to be able to practice here in Canada.

    Approximately 30 construction workers occupying one single-family home in Grandin will be moving to new locations in the near future, according to the city manager.

    Patrick Draper said Tuesday a plan is place with the owner of a Gould Place home to move the 30 tenants to different homes. He was not able to provide an exact date but said it's a “shorter time period than longer.”

    “The owner understands that we have bylaws against what was being done and has agreed to find alternative accommodations for these individuals,” Draper said.

    Neighbours such as Terri Lee started contacting members of city council after she noticed just how many people had moved into the home. The homeowner, identified as local realtor Trevor Matheson, allegedly told neighbours he had rented the home to two professional couples.

    The three sections referred to have nothing to do with the offence itself, just the disciplinary process, so no clue at all what he did. Gotta have pretty bad optics for the RECBC, though. It may also involve really un-ethical or illegal acts, but that doesn't matter so much as the optics.

  5. His licence was suspended,according to a legal notice posted in The Sun today, "as a result of his failure to properly account for trust monies he was holding on behalf of clients".

  7. I am so glad that they have finally caught this guy. He has taken hundreds and thousands from my family and we don't pear a peep from him unless he needs more money. My parents are much older and my father is sick, this is the last thing that I want them to worry about. This has NOTHING to do with race and everything to do with a being a decent human being, and this man is not.

  14. then there's the white collar crimes that the police don't care about until it's been reported by the mass media.

    like investment scams.

    this has nothing to do with race. it has to do with greed, even when it has to do with real estate.

    this including the theft of land confiscated by the BCLib&BCCon coalition gov't during WW2 from Japanese Canadians.

    whatever real estate company got those lands, got it dirt cheap & prolly was founded by someone with political connections.

    redress never solved the matter.

    it merely tied the hands of whoever voted conservative.

  16. john salanga you got all my money and thats for down payment for a house but i never gota house and you never return my money and you always in a hurry and prmise to call me in 1 hr. it takes a whole day for you to returh my call now all i hear was tapping then silience now i know that you scam me with only saving ihave thanks i go to the food bank be cause my pension not enough for rent and food; medicine

  17. I knew this guy was sketchy, called it upon meeting him at one of his open houses along with his twenty-something hong kong girlfriend. Why isn't the Real Estate board releasing anymore information on why is license was suspended, it would be nice to know how Salanga ripped innocent people off.
